How to Strip and Wax Your Floors
If you are a business contractor, this is a service you must know how to do. Here are the steps to stripping and waxing your floors:
1). Mixing and Diluting Your Chemicals
If you have a dirty floor with lots of wax buildup, you’ll want to dilute the stripper more aggressively – a 1:4 or 1:2 ratio instead of a 1:6 ratio.
2). Apply Stripper
Apply stripper to the floor and let it emulsify. We recommend that you apply the chemical liberally. You want some standing water and standing stripper. Let that sit for about 5 to 10 minutes to allow the stripper to work appropriately and break down the compounds in the wax.
3). Machine Scrub
The next step is to machine scrub the floor. Removing all the wax is one of the most critical parts of the process. We recommend the 20-inch Unipro Floor Scrubber. It has a 1.5 horsepower motor and 175 RPMs and is designed to be durable and made to last.
Be sure to go over the floor multiple times to lift all the old wax, hitting the corners, edges, and all areas you can with the machine. Unipro offers a couple of add-ons we recommend. Having a water tank on your machine is important to keep the floor wet while scrubbing. Additionally, adding weights is a good idea; the more weight, the better on these machines.
4). Clean and Remove Wax from the Edges
You want to get all that wax from the edges, toilet, and fixtures. Some people like to use a black pad with a pole and handle. We use the core of the stripper pad.
5). Remove Old Wax and Finish
After you’ve done the edges and machine scrubbed the floor, you’ll have some standing water, which you’ll need to remove. We use the Minuteman Wet/Dry Vac 290, 15 Gallon. It has 85 inches of water lift, a duel squeegee on its head, excellent suction power, and is durable and made to last.
6). Rinse Floor
Once you have removed all the standing water, pour hot water and rinse it with the Rubbermaid® HYGEN™ Quick-Connect Mop System.
7). Dry Floor
Let the floor dry. Put moving air on the floor, such as an air blower or regular fan. Get some circulation going to allow that water to dry up.
8). Apply Wax
Next, apply a thin coat of wax. We recommend Zep’s high-traffic floor polish. It has a 20% solid count, is easy to use, and dries in about 30 minutes. You will lay out the wax, but not an excessive amount, and figure-eight yourself out of the room. Disperse the wax evenly across the floor, ensuring not to leave any gaps or spat spots where no finish has been applied. Once the floor is dry, apply coats sequentially, up to five coats, to get the best results.
